Why do the Islamorada price pages sit so far apart, and which page is older?
Three price figures and a survey value are on the table. Redfin's median sale price is $1,266,952 for the three months ending August 2026. Realtor.com's median sold price is $1,395,000 and its median listing price is $2,740,000, both as of September 2026. The Census median owner value is $1,017,400, with a margin of error of $149,939, or 14.7% of the value, from the five-year survey ending in 2024. The Redfin page is the older of the two price pages, by about a month. No Zillow figure is used, because the only Zillow page found is titled for a different place.
Realtor.com's sold median is 10.1% above Redfin's; its listing median is 116.3% above Redfin's and 96.4% above its own sold median. Compared with the Census owner-value estimate, Redfin is 24.5% higher and Realtor.com's sold median 37.1% higher. These numerical gaps concern different properties and dates. They are not appreciation or an average concession, and do not establish that a few high-priced transactions caused the differences.
Realtor.com's sold median is up 30.99% monthly and 16.25% annually; Redfin's is up 1.4% annually. Census value has a separate definition. Its ACS subject guide asks owners what the house and lot would sell for if on sale, rather than recording a current appraisal or closing. The $1,017,400 estimate therefore is not an offer on your property. Its $149,939 margin and pooled period add uncertainty. Stock counts also do not establish the composition of each sale median. Matching closed records with known condition and terms are better evidence for one decision than unmatched listing and sold medians.

Realtor.com shows a median of 128 days on the market for September 2026, up 15.96% on the year, which implies about 110 a year before, and up 1.65% on the month, which implies about 126. Its text says homes sold for 4.73% below the asking price on average, with a sale-to-list ratio of 95%. The two pages differ on days on the market, at 190 and 128, because their periods and measures differ, and neither is a correction of the other.
Redfin's 93.9% ratio and Realtor.com's rounded 95% are dated below-list measures, not promised concessions on your home. The 190 and 128 days are not equivalent full-sale schedules. Redfin distinguishes contract-acceptance days from days to close; Realtor.com's library describes listing time through closing or removal. A median does not show the spread or guarantee a deadline. Check marketing, contract and closing dates on matching records and address the closing date and remaining conditions in writing. Neither a direct purchase nor public listing should be presented as automatic certainty without those terms.
Redfin's methodology explains that rolling postal windows support smaller-area readings with more transactions. Preserve the local three-month label and the distinction between its price period and August sales count. The pages do not establish how many homes sold in weeks or sat most of a year. The large sold-median movement does not prove a small or uneven sample, and opposite movements in price and price per foot do not establish a mix change. Warm and buyer-market labels are not automatically contradictory. The Redfin sales-count text/block discrepancy remains flagged without a guessed cause. Publisher definitions separate listing prices per foot, final-list ratios, contract acceptance and closing.
Census ACS guidance explains that five-year estimates pool sixty months of responses and trade currency for precision in smaller areas. These 2020-2024 postal figures are not a single-day inventory or today's households. Available margins remain attached; counts and shares were checked against totals. Vacancy follows current-residence rules, and owner value is a survey response rather than a current closing. No unmatched Zillow geography or Realtor.com city measure is substituted for the postal area.
