Three price pages cover the postal area, and they have different dates. Zillow's page, updated 5/31/2026, shows an average home value of $639,639. Redfin's page, with a three-month window ending June 2026, shows a median sale price of $675,000. Realtor.com's page, with key indicators as of September 2026, shows a median sold price of $656,500 and a median listing price of $737,000. The Census median owner value is $582,400, plus or minus $37,649.
The seasonal group adds context, not an explanation of price changes. It contains 1,049 units, or 6.8% of all housing. Stock, sale populations and ownership differ. Census owner value is $582,400, plus or minus $37,649, from the pooled period ending in 2024. Zillow is the oldest price page, about four months before Realtor.com. Access dates do not update these measures.
The measures differ as well as the dates. Zillow's ZHVI methodology uses a trimmed middle-third mean of property Zestimates and a repeat-Zestimate index. It covers homes that did not sell, rather than averaging closed-sale prices. Taking Zillow's figure as the base, Redfin's median is 5.5% above it, Realtor.com's sold median 2.6% above it and its listing median 15.2% above it. Zillow is 9.8% above Census owner value. These are numerical gaps between distinct measures, not a valuation range for one home.
Zillow's value is down 0.3% annually; Redfin's sold median is down five percent. Realtor.com's sold median is down 11.88% annually and 5.54% monthly, while its listing median is up 0.01% annually and down 0.70% monthly. These figures describe different dated populations. They do not establish depreciation of matching properties or that one seller's ask-to-sale gap widened. Earlier dollar values reconstructed from rounded growth rates would be approximations, not independently observed medians.
Redfin reports $394 per square foot, down 4.1% annually. Realtor.com reports $456, up 6.49% annually and 0.61% monthly. Realtor.com's research library defines median listing price per foot as a listed-home measure. The 15.7% numerical gap, taking Redfin as the base, is not a premium on matching closed homes. Opposite trends in listing and sold populations do not prove that building type, floor area or condition changed among transactions. Compare known attributes on matching records instead.
Realtor.com's balanced and warm labels can coexist because they need not measure the same question. Its seventy-two days are down 19.19% annually but up 21.21% monthly; both movements can be true. Its $2,950 asking-rent median is down 4.84% monthly and 1.67% annually. No nearby condominium-building or neighborhood row substitutes for postal data. A current page access does not turn May, June and September observations into the same month or make the older model value current.
Census owner value is a separate measure. The ACS subject guide asks owners what the house and lot would sell for if on sale, rather than recording a current appraisal or closing. A $37,649 margin of error stays attached to the $582,400 estimate; it cannot alone test a difference against an unmatched sold median. Listed and closed homes have different populations. Stock counts do not identify the mix behind those medians. Matching closed sales with known building type, ownership, condition and terms are more useful for one property.

How much Jacksonville Beach housing is in multi-unit buildings or seasonal use?
Of 15,377 units, 7,511 are detached, 814 attached and 834 mobile homes. Two-unit buildings hold 703 units, three or four hold 1,020, five to nine hold 811, ten to nineteen hold 1,074, twenty to forty-nine hold 1,214 and fifty or more hold 1,396. Multi-unit buildings total 6,218 units, or 40.4%. No units are counted as boats or recreational vehicles.
Buildings of twenty or more units hold 2,610 units, or seventeen percent, exceeding the 1,517 in attached houses and two-unit buildings combined. It shows a sale-to-list ratio of 96.2%, down 0.83 points, with 4.7% of homes sold above list, down 2.6 points, and 40.4% of homes with price drops, down 5.2 points. Its Compete Score is 38, which it labels somewhat competitive, and it says the average home sells about 4% below list and goes pending in about 67 days, while hot homes sell around list and go pending in about 38 days.
Realtor.com reports seventy-two days for September, down 19.19% annually and up 21.21% monthly. Its text reports sales 3.13% below asking and a rounded 97% ratio. Zillow's May page reports around sixty-three days to pending. These are not interchangeable full-sale schedules. Redfin's Metrics Definitions separates contract-acceptance days from days to close; Realtor.com's research library describes listing time through closing or removal. Similar numbers do not prove a typical complete transaction takes two months.
Redfin's sixty-seven days against fifty-one a year earlier indicate longer marketing in its June window. Realtor.com's annual comparison indicates shorter listing time in September. Different periods and definitions prevent one from correcting the other. Redfin's methodology explains rolling three-month windows for smaller geographies. Its text's 174 June sales should not automatically be treated as the full sample behind every windowed metric. Keep the publisher's displayed period rather than silently convert it into one calendar month's matching homes.
Realtor.com reports 233 active listings, down 17.30% annually and nine percent monthly, and ninety-nine rentals, down 27.91% annually and 6.06% monthly. Dividing listings by the older survey's 12,965 occupied homes gives 1.8%. That is not months of supply, a vacancy rate or an identified overlap between listings and survey units. Counts reconstructed from rounded growth rates are approximate. A smaller dated listing inventory does not establish availability for a particular property type or demonstrate an individual seller's bargaining power.
Redfin's 96.2% ratio averages individual closed-home ratios against final list price, not original asking or a ratio of postal medians. Its 40.4% price-drop share concerns listings, not the same population as the 4.7% sold-above-list share. The figures do not guarantee a concession. A direct purchase can change marketing and seller obligations, but a closing date and remaining conditions need written terms. Neither a listing nor a direct offer should be presented as automatic certainty or a superior net result.
A median does not show the spread of waiting times or the chance of missing a fixed deadline. The pages do not substantiate a distribution of sales in days versus months. Redfin says some homes get multiple offers; that does not measure every property's competition or show why a home sold. Owner move-ins span 283 in 2023 or later, 1,225 in 2020 to 2022, 3,523 in the 2010s, 1,713 in the 2000s, 1,193 in the 1990s and 1,040 before 1990. Half of renter households moved in during 2020 or later, against 16.8% of owners. These histories do not identify future turnover or people currently selling.

Zillow's May update, Redfin's three-month window ending June and Realtor.com's September indicators are not synchronized. Zillow's trimmed modeled index is not a closed-sale average. Redfin's sixty-seven days and Realtor.com's seventy-two retain distinct periods and definitions; opposite annual directions do not prove a data error. Realtor.com's balanced and warm labels are not inherently contradictory. Its table uses monthly and annual headings, both preserved. No neighborhood row replaces the postal area.
ACS guidance explains that five-year estimates pool sixty months of responses and trade currency for precision in smaller areas. These 2020-2024 postal estimates are not today's households or a single-day inventory. Margins remain attached; counts and shares were checked against totals. Vacancy follows current-residence rules. Owner value is a survey response, not a current closing, and selected owner costs do not mean a maintenance budget. Building-size categories do not identify condo ownership or sold-property mix.
