Is Fort Myers Beach a Buyers Market With More Listings Than Three Years Ago? Reading the Listings, the Seasonal Homes and the Sold Prices
Fort Myers Beach seasonal housing, dated inventories and price measures, for owners comparing a listing with a direct offer.

Is Fort Myers Beach a buyers market with more listings than three years ago? Realtor.com's June 2026 table reports 790 active listings, down 11.56% annually but up 128.61% over three years, and a $510,000 sold median, down 24.44% annually. Redfin's three-month window ending August reports $514,777, down 13.5% annually, and 140 market days against 117.
The Census adds the shape of the stock. Of 14,354 housing units, 9,934, or 69.2%, are vacant, and 6,896 of the vacant units are held for seasonal, recreational or occasional use, which is 69.4% of the vacant group and 48.0% of all units. Only 4,420 units are occupied, and 3,947 of those, 89.3%, are owned. The price pages for the postal area are close to each other on the sold median and far apart on listings, and the Realtor.com page is the older of the two.
The postal survey describes substantial vacancy and seasonal use, but not a single day's empty homes or the properties behind each sold median. Different market periods and populations limit comparisons. The sections below separate prices, stock, timing and household costs before an owner compares matching transactions and written offers.
Key Findings
- Realtor.com's June table reports 790 listings, down 11.56% annually and up 128.61% over three years; $510,000 sold median, down 24.44% annually and 30.18% over three years; and $749,000 listing median, down 6.47% annually and 15.77% over three years.
- Redfin's page, with a three-month window ending August 2026, shows a median sale price of $514,777, down 13.5% on the year, a median price per square foot of $442, down 4.3%, 95 homes sold and a median of 140 days on the market. Its Compete Score is 3, labeled not very competitive, and it says multiple offers are rare.
- Of 14,354 housing units, 9,934, or 69.2%, are vacant, and 6,896, or 69.4% of the vacant units, are held for seasonal, recreational or occasional use. Mobile homes are 21.5% of units and buildings of twenty or more units hold 5,342, or 37.2%.
- Of 4,420 occupied homes, 3,947, or 89.3%, are owned, and 2,908 of those owners, 73.7%, have no mortgage. Among 1,027 owners with a mortgage and a computed share, 517, or 50.3%, spend 30% or more of income on owner costs, and 332, or 32.3%, spend half or more.
- Realtor.com calls June a buyer's market. Its table labels annual and three-year changes, not monthly changes. Redfin's sales-count text and growth block differ slightly, a specific discrepancy retained without a guessed cause. Rounded rental growth rates do not reconstruct an exact previous property count.
How close are the Fort Myers Beach price pages, and which page is older?
Redfin reports $514,777 for the three months ending August 2026. Realtor.com reports $510,000 sold and $749,000 listed for June, with charts through May. Census owner value is $527,900, with a $51,647 margin of error, from the pooled period ending in 2024. Realtor.com is about two months older. No unmatched Zillow geography is used.
Realtor.com's sold median is 0.9% below Redfin's. Compared with the Census owner-value estimate, Redfin is 2.5% lower and Realtor.com 3.4% lower. These numerical gaps are not depreciation of matching homes. Realtor.com's listing median is 45.5% above Redfin's sold median, but different properties and dates underlie them. That difference is not an average concession or proof that every owner asks far more than their house can sell for.
Realtor.com's sold median is down 24.44% annually and 30.18% over three years. Redfin's sold median is down 13.5% annually. Different dates and transaction populations limit comparison; these figures do not establish depreciation of matching properties. The table does not show a 24.44% monthly drop. Keep the actual annual and three-year headings attached rather than infer that one home lost a quarter of its value in a month.
Realtor.com's listing median is down 6.47% annually and 15.77% over three years. Its $610 price per foot is up 0.46% annually and down 11.61% over three years; Redfin reports $442 for sold homes, down 4.3% annually. Realtor.com's research library defines median listing price per foot as a listed-home measure. The 38.0% numerical gap is not a premium on matching closed homes. Different periods and populations should not be combined into a single property-price trend.
Realtor.com's summary and current table agree on the annual 6.47% listing decline and annual 9.76% asking-rent increase. The $4,500 rent median is down twenty-five percent over three years. Its text's separate monthly rent change is -0.33%; that is not the table's annual change. Fifty rentals and a rounded 200% three-year increase do not reconstruct an exact earlier integer inventory. Annual rental count is down 12.07%, not up 200%.
Census value estimates have a separate meaning. The ACS subject guide asks owners what the house and lot would sell for if on sale; it is not a current appraisal or recorded closing. Building-type counts also do not establish the mix behind each sales median. Matching closed transactions with known condition and terms are better evidence for one property than the difference between unmatched listing and sold medians. That difference does not prove that buyers and sellers have failed to meet.

How much Fort Myers Beach housing is seasonal, vacant, mobile or in large buildings?
Among 14,354 units, 9,934, or 69.2%, are classified vacant. Of those, 266 are for rent, seventy-two rented but unoccupied, 391 for sale, ninety-one sold but unoccupied, 6,896 seasonal, recreational or occasional, and 2,218 other vacant. Seasonal use is 69.4% of vacant units and 48.0% of all units. Census vacation-home guidance counts stays of at least two months from interview as current residence. Shorter stays can be temporarily occupied yet classified vacant. These are not identified Airbnb properties or proof nobody visits them.
The stock is mixed. Of 14,354 units, 3,591, or 25.0%, are detached houses, 397, or 2.8%, are attached houses and 3,093, or 21.5%, are mobile homes. Buildings of two units hold 451, three or four units hold 303, five to nine hold 367, ten to nineteen hold 687, twenty to forty-nine hold 3,307 and fifty or more hold 2,035. Together, buildings of two or more units hold 7,150 units, or 49.8%. Another 123 units are counted as boats or recreational vehicles.
Buildings of twenty or more units hold 5,342 units, or 37.2%, exceeding the detached count. The separate tenure table covers all building types, so it cannot establish how many of these units are owned, rented or condominiums. Match a unit with known building type, ownership, floor, condition and terms. Do not infer the availability of equivalent properties or the composition of closed sales from stock counts alone.
The homes are mostly from the 1970s and 1980s. Of 14,354 units, 129, or 0.9%, were built before 1940, 102 in the 1940s, 378 in the 1950s, 915 in the 1960s and 3,611 in the 1970s, so 5,135, or 35.8%, were built before 1980. The 1980s hold 4,827, the largest group at 33.6%, the 1990s hold 2,217, the 2000s hold 1,419, the 2010s hold 620 and 136 were built in 2020 or later. The median build year is 1984.
Owner homes are mid-sized. Of 3,947, 1,902 have two bedrooms, 48.2%, 1,338 have three, 33.9%, 448 have one, 127 have four, 104 have five or more and 28 have none. Renters live in smaller homes: of 473, 350 have two bedrooms, 102 have one, 21 have three and none have four or more. The survey does not diagnose condition. A direct offer can change seller inspection and repair obligations, but condition can still affect the buyer's price and other transaction requirements.

How fast do Fort Myers Beach homes sell, and what do sellers get against asking?
Redfin shows a median of 140 days on the market for the three months ending August 2026, against 117 a year before, with 95 homes sold, up 27.9% on the year, though its text gives 74 a year before, which is a rise of about 28.4%, a small mismatch. It shows a sale-to-list ratio of 93.1%, up 1.4 points, with 3.3% of homes sold above list, up 0.6 points, and 35.2% of homes with price drops, up 6.1 points. Its Compete Score is 3, with multiple offers rare, and it says the average home sells about 7% below list and goes pending in about 160 days, while hot homes sell about 3% below list and go pending in about 67 days.
Realtor.com reports 108 days on market for June, down 0.86% annually and up 30.34% over three years. Its text calls the market very cool and a buyer's market, with sales 6.33% below asking and a rounded 94% ratio. Those labels and measures describe different questions, not a guaranteed outcome for one house. Its period and timing definition differ from Redfin's 140 days.
Redfin's 93.1% ratio and Realtor.com's rounded 94% are dated below-list measures, not promised concessions. Redfin's Metrics Definitions averages individual closed-home ratios against final list price, not original asking or a ratio of area medians. Its 35.2% price-drop share concerns listings, not the same population as its above-list share. A low above-list share does not measure every strong offer, and a reduced asking price does not identify the seller's motivation.
Realtor.com reports 790 active listings, down 11.56% annually and up 128.61% over three years, alongside fifty rentals. Dividing listings by the older survey's 4,420 occupied homes gives 17.9%, or 5.5% against all 14,354 units. Neither calculation is months of supply or an identified overlap with vacant units. The sources use different periods and definitions. Redfin's rolling-window methodology supports postal estimates with more transactions; preserve the displayed three-month label rather than treat every figure as one calendar month's matching homes.
The 140 and 108 days are not equivalent full-sale schedules. Redfin distinguishes contract-acceptance days from days to close; Realtor.com's library describes listing time through closing or removal. A median does not show the spread or guarantee a deadline. Check marketing, contract and closing dates on matching records and address the closing date and remaining conditions in writing. A public listing or direct purchase should not be presented as automatic certainty without those terms.

Who owns the homes in Fort Myers Beach, and how heavy is the cost of owning?
The population is 8,350, with a margin of error of 664. Of those, 232 are under 18, 2.8%, 279 are 18 to 24, 3.3%, 240 are 25 to 34, 2.9%, 227 are 35 to 44, 2.7%, 2,563 are 45 to 64, 30.7%, and 4,809 are 65 or older, 57.6%. People 65 or older are well over half of residents. The Census does not say what that means for sales, and the brief draws no conclusion from it.
Of 4,420 occupied homes, 3,947, or 89.3%, are owned and 473, or 10.7%, are rented. Owners moved in over a wide span: of 3,947 owner homes, 131 were taken up in 2023 or later, 641 in 2020 to 2022, 1,936 in the 2010s, 739 in the 2000s, 375 in the 1990s and 125 before 1990. That puts 68.6% of owners at a move-in year of 2010 or later. Renters are few and mostly recent, with 8 taken up in 2023 or later, 94 in 2020 to 2022 and 272 in the 2010s.
Among 3,947 owner homes, 2,908, or 73.7%, have no mortgage and 1,039, or 26.3%, have one. Among 2,811 mortgage-free homes with a computed share, 669, or 23.8%, spend thirty percent or more of income on selected owner costs and 238, or 8.5%, spend half or more. Census definitions include applicable taxes, property insurance, utilities and specified housing charges, not a general upkeep allowance. The largest band is under ten percent, with 694 homes, or 24.7%. Mortgage-free does not mean cost-free.
Mortgage households more often cross these income-share thresholds, not necessarily higher dollar costs for matching households. Of 1,027 homes with a computed share, 517, or 50.3%, pay 30% or more of income on owner costs and 332, or 32.3%, pay half or more. The 50% band, at 332, is the single largest of the nine bands, larger than the 10% to 14.9% band at 188. The Census does not say what drives the costs of those who pay most.
The renter group is small; retain the reported uncertainty rather than infer precision from the count. Of 473 renter homes, 95 have no computed rent share, leaving 378. Of those, 256, or 67.7%, pay 30% or more of income on rent and 145, or 38.4%, pay half or more. The median gross rent is $1,703, plus or minus $147, and the median household income is $79,018, plus or minus $10,608, or 13.4% of the value. What should a Fort Myers Beach owner ask before choosing a listing or a private sale?
Keep four questions separate: what matching closed transactions show, how long marketing and closing might take, what condition and repair terms involve, and what agreed costs do to proceeds. Unmatched area medians cannot answer them. A seasonal classification, age band or construction year does not establish one owner's urgency or a home's repair budget. Use records and written proposals, not assumptions about demographic groups.
For illustration, one, three or five percent of a $725,000 price is $7,250, $21,750 or $36,250. These are arithmetic examples, not commission quotes or a valuation. Actual costs depend on agreement. CFPB guidance explains that mortgage payoff can differ from current balance because it includes interest through the payoff date and may include fees or a prepayment penalty. Obtain a dated payoff statement and compare the cash remaining under each written offer, including charges not covered by the buyer.
Maison Off-Market describes a direct purchase with no public showings, flexible closing, no commissions or seller closing costs, and no seller inspections or repairs. Those terms can suit some owners, including people away part of the year, but do not establish a higher net result. Compare who pays each charge, remaining conditions and closing dates with a realistic listing alternative. Privacy is a choice about how the sale is conducted, not a promise about every neighbor's knowledge.
Maison Off-Market buys luxury homes and estates directly from their owners and speaks only to sellers. An owner who wants to see what a direct purchase would look like, with no public listing and no showings, can use the contact form below and ask for an offer before deciding.

Methodology and limitations
Realtor.com's June indicators are about two months older than Redfin's three-month window ending in August. Current access does not update those periods. The Realtor.com table's columns are annual and three-year, not monthly and annual; those headings govern the reported price and inventory changes. Redfin's sales-growth text/block discrepancy remains flagged. Rounded rental growth is not evidence of fractional physical properties. Redfin's exact median is used as published; repetition elsewhere is not proof of error. Publisher definitions separate listed and closed prices, final-list ratios, contract acceptance and closing.
Census ACS guidance explains that five-year estimates pool sixty months of responses and trade currency for precision in smaller areas. These 2020-2024 postal estimates are not a single-day inventory or today's households. Available margins remain attached; counts and shares were checked against totals. Vacancy follows current-residence rules, and owner value is a survey response rather than a current closing. No unmatched Zillow geography or Realtor.com neighborhood row is substituted for this postal area.
The brief makes no claim about any one property, owner, tenant or buyer, and it does not say that a private sale always yields more than a listing.
Conclusion
Fort Myers Beach's postal survey describes substantial vacancy and seasonal use, with many mortgage-free owners. It does not show a single day's empty homes or explain the composition behind current sales. For a seller, matching closed transactions, realistic marketing and closing time, and proceeds after agreed costs and payoff matter more than the difference between unmatched area medians. Keep market dates and definitions attached to the numbers.
Maison Off-Market buys luxury homes and estates directly from their owners and speaks only to sellers. An owner who wants a direct offer, with no public listing and no showings, can ask through the contact form.
