Does Destin have 847 homes for sale or 314? Two public pages count the same Florida city in the same season and are 2.7 times apart. Realtor.com's city page shows 847 active listings for June 2026. A market-data page updated on October 3 shows 314 homes for sale and 46 pending. The two pages measure different dates and probably different geographies, but a seller who reads either one learns a very different story about competition.

The prices do not agree either, even from a single publisher. That market-data page shows a median sale price of $730,000 over twelve months, down 4.2%, and 99 days to go under contract. A news item from the same publisher puts the median closed price for August 2026 at $492,400, up 2.5% on the year. The difference between the two is $237,600, and the first is 1.48 times the second. Realtor.com's median sold price for June is $560,000, and Redfin's for the three months to August is $564,626.

Why are there 847 listings on one page and 314 on another?

Realtor.com counts 847 active for-sale listings in its city view for June, down 17.13% on the year. The market-data page counts 314 homes for sale on October 3 and says it covers 64 communities reporting out of 189 tracked in Destin. That last detail is the likeliest explanation, and it is an inference: a page that hears from a third of the communities will count a third of the homes. The page does not state that as the cause.

The dates matter too. June and October are four months apart, and the county series in a later section show active listings in Okaloosa County moving only a little over that stretch, from 1,914 in June to 1,836 in August. So time alone does not explain a gap of 533 homes. The gap is more likely to come from coverage than from the calendar.

The same publisher's page contains a second count that does not match the first. It says 483 sales were analyzed for the twelve-month median and 418 sold in the last twelve months across all tracked communities, up 37.2% on the previous year. Those are the same page and the same window, and the two numbers are 65 apart. The page does not reconcile them. Redfin adds a monthly count, 213 homes sold in August, which is by itself half of the page's 418 for a year.

None of this makes any source useless. Each page is a useful view of the part of the market it covers, and each is honest about its own limits in its fine print. The problem comes when a reader takes one headline and treats it as the whole city. It means a count of listings, taken alone, says little about the competition a seller will meet, and a seller who is told that there are 847 competing homes or 314 should ask which streets, which price band and which month the speaker means. The better question is how many homes in the seller's own neighborhood and price range are for sale, and the pages cannot answer it.

Why is the median $492,400 on one page and $730,000 on another?

The market-data page's $730,000 is a median over twelve months, based on 483 sales, down 4.2% on the prior twelve months. The news item's $492,400 is the median for a single month, August, up 2.5% on the same month a year earlier. A single month in a resort city is a small sample, and the sales that close in any one month can be skewed toward condominiums or toward estates. The article itself says the median moves with the mix of what sold as well as with prices. The page adds that figures may be revised as late closings are reported.

The other medians sit between the two. Realtor.com's $560,000 is for June, up 23.08% on the year. Redfin's $564,626 covers three months. Resideline's $545,000 covers six. Zillow's index, $612,080 as updated on August 31, is an index of estimated values and is not a sale price (Zillow, Destin home values). The median of the whole group is close to $560,000, and the $730,000 stands out as the highest.

The $730,000 also carries a second figure that looks odd beside the rest: the page gives the Okaloosa County home value at $353,000, so the Destin median is 2.1 times the county's. That fits the picture of a coastal city whose homes are priced well above the county's, as Realtor.com's median listing price of $654,900 for Destin and the county's $409,450 suggest. The spread inside the city is wide. The middle half of Resideline's closings lay between $365,000 and $935,000, a range in which the top is 2.56 times the bottom. The page says Destin is among the most dispersed markets it tracks, and that statement is the page's own.

How far apart are Destin neighborhoods?

Realtor.com's neighborhood table for Destin gives median listing prices that run from $250,000 in Gulf Terrace and $265,000 in Indian Lake up to $1,749,000 in Regatta Bay. The others include $1,275,000 in Crystal Beach, $1,430,000 in Destiny East, $1,550,000 in Kelly Plantation. The top is 7.0 times the bottom, which is this brief's arithmetic. A seller should read these as a range of 57 to 106 days to find a buyer, and then plan for the extra 29 days that Resideline measures between a signed contract and a closing. Adding the two Resideline steps gives 86 days, and adding 29 days to the highest figure gives 135, so the pages imply roughly 86 to 135 days from listing to closing. That is this brief's arithmetic and not something any page states.

The market-data page says 91.0% of the asking price is collected, against 95.9% for Okaloosa County, and puts supply at 9.1 months, where 3 to 6 months is the page's balanced band. Realtor.com says homes sold 4.5% below the asking price in June, a ratio of 96%. Redfin says about 5% below. The 91.0% is the odd one, and it is probably measured against the original asking price.
